For independent & boutique hotels

The right guest. The right moment. A reason, not a discount.

Your quiet weeks already have the right guests for them. Saisonist finds them, times the outreach, and writes the invitation. You approve and send.

The gap

Empty rooms aren't the problem.
The usual fixes are.

A
Lower the rate.
Discounting fills rooms, but it trains guests to expect lower prices, and once conditioned, they rarely return at your full rate.
You train guests to book the deal, not your place.
B
List on Booking.com.
More visibility. More bookings. But they own the guest, take a significant commission, and your cancellation rate more than doubles.
You gain exposure and lose the relationship.
C
Beautiful content keeps you visible. But fewer than one percent of people who see a post ever book.
Reach is nice. It is not a reservation.
D
Use a CRM.
Past guests are the obvious answer. But generic tools don't know who to contact, when, or what to say.
One wrong message undoes years of trust.

The fix

Sending the email
is the easy part.
The rest is the product.

Finding the right guest for the right week, across years of stay history, is not something you can do by hand.
Saisonist finds them and drafts the invitation that makes them want to come back.

In practice

Same hotel. Same quiet week.
Two completely different reasons to come back.

Liebe Frau Fischer,

Herzlich, Luisa · Design Hotel Stuttgart

The product

From open calendar
to confirmed booking.

01 Availability
The quiet weeks.
Visible before they cost you.

Saisonist connects to your PMS, reads your calendar forward, and identifies each gap while there is still time to act. Every open window is immediately matched against your guest history. You see the opportunity before the week goes empty.

Saisonist — Opportunities
02 Guest intelligence
Precise guest profiles.
The details you always wish you knew.

Your entire guest history, read and turned into individual profiles. Who travels with whom. What they remember. When they come back. What moves them to book. The foundation for every conversation — email, message, or offer — that follows.

Saisonist — Guest profile
03 The right list
Not your whole database.
You know exactly who to reach.

Saisonist builds the shortlist for each open window: past guests who share a genuine reason to come back right then. A targeted group based on behaviour, timing, and what they remember, not a newsletter.

Saisonist — Guest list
04 Personal invitations
Written in your voice.
You approve every word.

Saisonist writes a draft for each guest group, trained on your website, your reviews, and the language that is already yours. You see every draft before it reaches anyone. Change what you want, or send as-is.

Saisonist — Email draft
05 The booking
More direct bookings, on your terms.
The relationship stays yours.

The email goes from your address. Replies come to you. The booking lands directly in your PMS, on your terms. And every guest detail worth remembering is captured and ready for the next time you reach out.

Saisonist — Analytics

We build the campaign first.
You decide if it's worth sending.

Tell us which weeks you want to fill. We build the list of guests most likely to return, and write the invitation in your voice. You receive a complete campaign, ready to send.

You'll hear back from us typically within the same day.

The setup

Years of guest data.
Working for you by tomorrow.

01
PMS connected in minutes.
Saisonist connects to virtually any PMS. Mews, Apaleo, Clock, Protel, Opera, Casablanca, ASA and Sihot among others. If yours needs a custom connection, we handle it.
02
Every guest gets a profile.
Your entire reservation history, read and turned into individual profiles: when each guest travels, what they book, what they write about you, and when they are likely to return.
03
We learn to sound like you.
Your website, your reviews, your guest communication. We learn your voice and write every invitation in it. You approve each draft before it goes out.

Someone from our team handles the setup with you, reviews your first campaigns, and stays reachable whenever you want a second pair of eyes on a draft.

FAQ

We figured
you'd ask.

Your guest data belongs to you entirely. It sits on our servers in Frankfurt, is never used across properties, and goes nowhere without your instruction. We act as your data processor under a full data processing agreement.
Saisonist is designed to be PMS-agnostic, meaning it can ingest data from almost any system. The most common ones we work with are Mews, Apaleo, Clock PMS, Protel, Opera, Casablanca, ASA and Sihot. If a direct integration is not possible, we use middleware providers to get access fast.
Every campaign arrives ready to send, written in your voice and trained on your property. Read it, adjust anything you want, and send when you are ready. Nothing leaves without your approval.
That is where the biggest opportunity sits. Most of what makes a guest worth reaching out to is already in your data. It just takes the right intelligence to find it. Saisonist reads your entire guest history and surfaces who tends to return at this time of year, what they remember about your property, and why this specific week is the right moment to reach out.
Connecting your PMS takes a few minutes. Saisonist then cleans your guest data, builds individual profiles, and learns your voice from your website, reviews, and existing guest communication.

Depending on the size of your guest history and the material available, most properties are ready to send their first campaign within one to three weeks.
Yes. Every email goes out from your own address, not ours. Guests reply directly to you. Booking links go straight to your own booking page.
We are invisible, by design.
We ran a travel agency working exclusively with independent boutique hotels across Europe. We learned what makes a returning guest: not a discount, not a newsletter, but the right reason arriving at the right moment.

Saisonist is how we put that knowledge to work for every independent property, because the guest relationship belongs to you.
Neither — and both. A CRM stores your guest history but leaves the work of acting on it entirely to you. A newsletter goes to everyone with the same message. Saisonist finds which guests have a reason to come back at any given moment, drafts a personal invitation, and keeps the booking direct. The one tool you need to make your guests and yourself happy.
